Why is the square footage of my house different on my MLS sheet than on my appraisal?

Living area can include above-grade space and below-grade space. A real estate agent may combine those numbers for the largest possible total, but an appraiser is sometimes required to distinguish between the two types. Look for the below-grade areas reported separately on your appraisal report.
